*Can I book the house without a vacation rental platform? How can I book? YES.

To make the reservation, 200 € must be paid by Bizum or bank transfer within 48 hours of having agreed the rental contract either by phone, email or whatsapp with the owner. The reservation will define the dates indicated, number of guests and total price of the stay.

For summer stays, the deposit per reservation will be 30% of the total rental price.

(If the reservation is not received within the indicated 48 hours, this request will be automatically cancelled and the holiday home will be available again for other potential guests)

*We are a couple, can we rent a room? NO.

Our rural accommodation is fully rented, it is not rented by rooms nor do we mix different groups.

*Can I book the house for a party, wedding, celebration with music and invite friends who are not staying? NO.

Celebrations that may disturb the neighbors and other guests of the rural complex are not allowed. Visits by the "unhosted" are not allowed.

We invite you to know our policy for reservations and use of tourist accommodation.


*Can the Holiday Home be rented for long stays? NO.

Our accommodation is governed as HOLIDAY HOUSING E-BI211, not as continuous rental for long stays.


*Do I get a refund for the reservation if I cancel it? NO.

There is no refund of the amount paid. But you DO have the right to keep the total amount of the reservation for another occasion, which is transferable to friends or family of the reservation holder. The validity of the so-called "reservation use" is one year, specifically from the date on which the cancellation has been communicated to the owner.


HOW TO GET THERE:

*Is the Rural Accommodation located in the urban area? NO.

It is not located in the town of Turtzioz. Its location at an altitude of 300 meters is in a higher neighborhood than the village of Turtzioz. Without being isolated, it comes from a rural nucleus of 7 mountain houses at the gates of the Armañón Natural Park.

*How can I get there? Are the paved roads to the Rural Accommodation? YES.

In Google Maps you can find us, it's very easy. We can also send you our location by whatsapp and if you have any questions you can call us to help you with directions.

We are located in Cueto, one of the neighbourhoods of Turtzioz, in the region of Las Encartaciones, the westernmost region of Biscay. It borders Cantabria. You can get here by following the link on our website. We have a good asphalted and illuminated access road to the rural accommodation 1.7km from the centre of Turtzioz. At the entrance to the Armañón Natural Park.


*Is there a train and bus to get to the Rural Accommodation? NO.
Our rural accommodation is located at the entrance to the Armañón Natural Park, 1.7km from the centre of the village Turtzioz, there is no bus or train to the rural accommodation.

It is mandatory to have a private vehicle for your mobility.

The only public transport option is a bus every 3 hours that stops 1.7km away in Turtzioz whose itinerary is Villaverde, Arcentales, Zalla, Balmaseda and Bilbao as the last destination. Check BIZKAIBUS for itineraries.



CHECK-IN AND CHECK-OUT:

*Do we have to provide our personal data for the GUEST REGISTRY? YES, it is mandatory.

With the implementation of Royal Decree 933/2021, of 26 October, which establishes the obligations of documentary registration and information of natural or legal persons who carry out accommodation activities.

Establishments located in the competent demarcation of the Basque Country, regardless of the location of their registered office, must continue to notify and register in the files of the Department of Security as competent in the matter, in order to ensure the immediacy of a possible police intervention by the Ertzaintza in the Autonomous Community of the Basque Country.

*Is a deposit required at check-in? YES

The deposit is a tool for the "good use of the house and its contents", if there is damage caused by negligence or misuse of the house the client will be responsible for the damage caused and the costs of its replacement.

This deposit will be returned in the same way in which it was collected, by bizum and on the day of cleaning, 24 hours after the departure of the client and his group.

Guests are required to use the facilities responsibly. In the event of evidence of vandalism or reckless use of the same, the owner reserves the right to terminate the rental contract at any time, and all guests must leave the premises immediately.

*Is there someone to greet me at check-in? Who greets me and hands over the keys? YES.

We will attend you personally upon your arrival and explain all the details of our rural accommodation, show you the facilities and give you the keys. At check-in, the final payments, deposit and signature of the cards of all guests are made.

*Can I arrive before the time marked as Check-in? Is there EARLY CHECK IN service available? YES, BUT ONLY BY AGREEING ON IT.

Only in case of having arranged the EARLY CHECK IN service with the owner at the time of booking, there is a supplement of 100 euros, bringing forward the entry to the rural accommodation, from the stipulated time from 17:00h PM to 10:00h AM. (Early check-in time change agreement, subject to departures of other guests from the rural accommodation)

Only available for LOW AND MID SEASON, NOT AVAILABLE IN HIGH SEASON.

*Can I stay longer than the Check-Out? Is there LATE CHECK OUT service available? YES, BUT ONLY BY AGREEING ON IT.

Only if you have negotiated it with the owner beforehand, our rural accommodation can charge a supplement of 100 euros for LATE CHECK OUT , extending until 22:00h PM. Our stipulated departure time is 18:00h PM (low and mid season). (Agreement to change check-in and check-out times, subject to departures and arrivals of other guests from the rural accommodation)

Only available for LOW AND MID SEASON, NOT AVAILABLE IN HIGH SEASON.


*Can I leave later than 12:00 in the morning during the Summer Season? NO.

No, as a stipulated cleaning time is required for the following guests.

*Can I leave later than 12:00 in the morning in Spring, Autumn and Winter Season? YES.

You can always stay in our rural accommodation until 18:00 p.m., except if the owner for some reason has denied it before your reservation. If you want to extend your afternoon stay until 21:00 PM you must hire the CHECK OUT LATE service, with an additional cost of 100 euros.

*What happens if I forget an object or garment in the Rural Accommodation? Will you send it to me? YES.

The Data Protection Act prevents us from contacting the guest on our own initiative, so inevitably, it is the customer who will have to contact us in order to send it to them. At that time, it will be sent to the address provided to us, in the form established by the client, corresponding to the expenses incurred at their expense. Otherwise, it will be labelled and stored for a period of one month from the date of departure.

*Do I have to pick up at Rural Accommodation at the check-out? YES

Included in the price is the cleaning of the house, which is delivered to you completely clean and disinfected.

On departure we ask you to leave the accommodation tidy, with nothing to wash such as dishes, glasses, etc. The fridge with no food leftovers. In short, in reasonable conditions of cleanliness. The rubbish generated by the guests must be collected in bags and deposited in the nearest rubbish bin.

The property reserves the right to charge an extra cleaning fee if the accommodation is not left tidy and tidy.

HOSTED:

*Can we have visits from friends while we are staying? NO.

You do not have the right to invite friends and have them use the pool like the rest of the facilities.

Owners are obliged to take out civil liability insurance that only covers the capacity granted by Tourism. In addition, we avoid disturbing the rest or leisure of other customers, who have paid to use this service.

IMPORTANT: We must inform you that we carry out a control with the ERTZAINA of the people staying as well as of any other type of tourist accommodation, such as hotels. We consider it a serious offence if there are more people than booked and we reserve the right to vacate the accommodation, terminating the client's stay early without the right to any refund, in addition to informing the ERTZAINA, the owner being exempt from any incident that could or could be avoided in the rural house derived from an over-occupation.

*Are children and babies counted towards capacity? Yes, except babies.

Children will count as an adult when counting places, and there is the possibility of two cots for two babies that will not count as a place.

*Can we exceed the capacity stipulated by the reservation? NO.

Under no circumstances, as we are regulated by law in Rural Accommodation of Turismo Bizkaia. It is considered a very serious offence to exceed the capacity of the guests according to Article 47 of Law 11/2009, of 6 July (section b). Failure to comply with this rule may lead to financial penalties.

*Can we pay according to the number of guests and nights for our reservation? NO.

The stipulated prices are for the concept of "Complete Accommodation Space" and not per person.

EQUIPMENT:

*Is there a Bar and Restaurant in the accommodation or nearby? NO

IMPORTANT: if you are going to arrive late, you must bear in mind that you are in a very small town and the nearest restaurant or establishment may be closed (especially in low season) and the next one is 6km away so you either bring dinner or dinner before arriving at our house.

Our rural accommodation does not have a bar or restaurant service but there is a bar restaurant 4km away, You can check if the restaurant nearby, 4 km from the house is open on the 946809191 phone (La Capitana Restaurant) and 8 minutes by car a wide range of bars, restaurants and shops, in the village of Guriezo.

*Is it possible to smoke? NO.

Smoking is forbidden inside the rural accommodation, so outside you have a wonderful covered porch and balconies with ashtrays.

*Is the Rural Accommodation adapted for people with reduced mobility? NO

*Are the two accommodation spaces of the Rural Accommodation connected? NO/YES

Both accommodation spaces have a separate entrance. On the central staircase, the attic door is left open if both accommodation spaces have been rented by the same group. If each space has been rented by different groups, the door to the central staircase will always be closed. Even in the latter case, customers do not share any common space, only the car park.

*Can we sleep on a sofa bed or extra bed? Are there sofa beds? NO.

In our rural accommodation, the equipment for the rest of the guests are beds. There are no "extra beds" or "sofa beds".

*Is there charcoal and firewood for the barbecue? NO.

The rural accommodation does not have coal or firewood. The customer is responsible for their charcoal or firewood if they want to make their barbecue.

*Does the Rural Accommodation offer utensils such as gel, towels, sheets and cleaning products (scouring pads, kitchen towels, soap, dishwasher tablets...)? YES.

The rural accommodation offers these belongings, it is not necessary to bring them.

*Is it possible to drink the tap water in the Rural Accommodation? YES.

The tap water is drinkable and also of very good quality, this is due to its natural origin as well as to the exhaustive analyses and controls carried out by the Bilbao Water Consortium.

*Is there coffee, oil, salt, pepper, milk, sugar... and other edibles? NO.

There are no groceries in the rural accommodation. The customer is responsible for their grocery purchases.

*Is there a coffee maker? What kind of coffee machines are available in the Rural Accommodation? YES.

There are two types of coffee makers, the Italian/espresso for gas fire and the electric drip for "American-type coffee"; For the latter we already have the paper filters, you don't need to bring them. The guest has to bring their own coffee.

*Do you have paella pans, butane and an external stove to make paellas? YES.

On our porch we have the kit (paella burner) and utensils to make paellas for up to 12 guests. Cylinder included.

*Are breakfasts, lunches and dinners served in the Rural Accommodation? NO.

We do not have restaurant services, but we can advise guests in restaurants, bars and shops to do so.

*Is there an electric vehicle charging station near the Rural Accommodation? YES

In the village of Valle de Villaverde (Parking of the Town Hall) just 3 km away there is an electric charging station for 2 vehicles.

*Can I plug my electric car into the grid of the Rural Accommodation? NO.

For this purpose, they have adapted places such as nearby electric petrol stations.

Our rural accommodation is not equipped for fast or slow charging of electric vehicles. The use of the electrical installation for this purpose may cause damage to the INSTALLATION OF THE RURAL ACCOMMODATION. (In case of damage to our electrical installation due to this "bad practice", the person in charge of the reservation will bear all the technical damage caused.)

*Are there beaches near the Rural Accommodation? YES.

Its proximity to the coast means that those staying in our rural accommodation can enjoy the natural and wild beaches all year round, such as Oriñón, SonabiaArenillas, San Julian, La Higuera, Laredo, Ostende, Regatón... and many of the fishing villages located on the coast of the Cantabrian Sea Mar Cantábrico, such as Laredo, Castro Urdiales, Colindres, Santoña...

*Are there family activities nearby? What kind of activities does the area offer? YES.

Our accommodation does not offer any activity services directly, but we HAVE taken care to offer you all the range of activities that we have in the area through direct collaboration with active tourism companies, so we put at your disposal all the information you require, so that you can do rafting among many other activities. canyoning, canoeing, etc. We also have a spectacular environment for a multitude of green paths, routes.

*What is the BEST FAMILY WEEKEND PLAN of activities to do near the Rural Accommodation?

SWIMMING POOL, BARBECUE, GARDEN:

*Can the guests of the APARTMENT make use of the BBQ, Swimming Pool and Garden? NO.

No, since these facilities belong to the other rural accommodation area of Amaloka; Housing of 260 square meters for 12 guests. These facilities can only be enjoyed by guests belonging to the family or group that has rented the entire building of AMALOKA HOLIDAY HOME.

*Is the pool suitable for children? Is it fenced? YES.

The mountain house has a private circular swimming pool with dimensions of 430 cm x 90 cm high. This pool is perfect for the safety of your children, as it is fully fenced and has an access gate. In addition, it is illuminated at night and has clear communication of the rules and safety measures for its use.



PETS:

*Can we bring more than one pet? YES.

The capacity of pets is 2 in the entire rural complex, regardless of breed and size.

*Can we leave the pet alone inside the Rural Accommodation while we are away during the day? NO.

Pets are not allowed in the house without supervision from their owners. In the event of damage to the home caused by the pet, the cost of repairs will be deducted from the deposit deposited.

(The costs for damage caused will be agreed by our MAPFRE Home/Business Insurance).
